WHAT IS A HOME INFORMATION PACK (HIP)?
A HIP contains a number of key legal documents which is important information for both the Buyer and Seller. The main requirements for documents are as follows:- - An index
- An Energy Performance Certificate
- A Sale Statement
- Evidence of Title
- Standard Searches
- Common hold Information (if applicable)
- Leasehold Information (if applicable)
If you are selling a property with 4 bedrooms or more from the 1st August 2007, you are obliged by Law to provide a risk pack to any potential purchasers. By providing this information at the initial stage of any interest shown by a Purchaser, the pack should benefit you, the Seller, by reducing the likelihood of any surprises arising later in the process and should therefore not delay the sale which could have been a problem previously. Usually, potential Buyers do have the essential information about the property that they are considering purchasing free of charge (the cost being paid by you the Seller). NOW DISCONTINUED !!!!
