WHAT IS A HOME INFORMATION PACK (HIP)?
A HIP contains a number of key legal documents which is important information for both the Buyer and Seller. The main requirements for documents are as follows:-
- An index
- An Energy Performance Certificate
- A Sale Statement
- Evidence of Title
- Standard Searches
- Common hold Information (if applicable)
- Leasehold Information (if applicable)
If you are selling a property with 4 bedrooms or more from the 1st August 2007, you are obliged by Law to provide a risk pack to any potential purchasers. By providing this information at the initial stage of any interest shown by a Purchaser, the pack should benefit you, the Seller, by reducing the likelihood of any surprises arising later in the process and should therefore not delay the sale which could have been a problem previously.
Usually, potential Buyers do have the essential information about the property that they are considering purchasing free of charge (the cost being paid by you the Seller).
